Waterway Lodge is a spacious 5-star rated luxury holiday home in Varsenare, close to Bruges and the coast.

The holiday home is located next to the Kwetshage nature reserve and the Bruges-Ostend canal. It offers a view of the vast polders and the canal, this is "le plat pays" that Jacques Brel sang about.

Have dinner together, a game of billiards, relax in the sauna, lounge in the inviting armchairs, or simply enjoy the terrace.

With 8 double rooms, Waterway Lodge can accommodate up to 21 people.

Surroundings

Next to polders and the canal

Waterway Lodge offers the ultimate in tranquillity. The Lodge is located next to a nature reserve in the polders, along the picturesque Bruges-Ostend canal. The sheep pasture on its own property only completes the view.

Walking and cycling paradise

The house is located at a junction of cycling routes. A car-free towpath leaves from the door to Bruges or Ostend, or cross the Nieuwwege bridge and cycle along old, winding polder streets towards the coast.

Walkers can discover the Meetkerkse Moeren on foot, or use binoculars to observe the many bird species in the Kwetshage nature reserve. A little further on, you can also take beautiful walks from the Uitkerkse Polders visitor centre.

The coast nearby

Fifteen minutes' drive away, you can of course fully enjoy our beautiful North Sea beach, which is a good idea in every season: getting a breath of fresh air, sunbathing, playing sports or having a delicious meal, the coast never gets boring.

Bruges

Less than 10 km away is historic Bruges, which needs no introduction. Unesco World Heritage Site, medieval mysterious, unabashedly Burgundian and a world city for centuries.

Ostend

In Ostend (20 km from the Lodge), the Queen of seaside towns there is something for everyone. A fresh mix of culture, shopping, gastronomy, marina, going out and getting a breath of fresh air on the vast beach.

The Haan

The belle époque reigns supreme in De Haan. The beautiful houses with red roofs, balconies, turrets and gables make De Haan a gem and create a family atmosphere. The beautiful seafront (without high-rise buildings!) makes De Haan the most beautiful town on our Belgian coast.

Deviations from these terms and conditions are only possible with the prior written consent of the owner. The tenant can therefore in no case claim the application of his own general terms and conditions, if any.

 

General terms and conditions

 

1. Booking and payment

 

1. You can book via the Internet or by e-mail. These ways of booking are binding. When a booking is made, the general terms and conditions come into force.

The client of this booking is jointly and severally liable for complying with the booking steps and the rental conditions.

2. There is no booking fee for a booking handled directly with the owner.

3.  Each booking is confirmed by the owner by means of a booking confirmation e-mail.

4.Payment of the full rent + fixed deposit of 750 euros + optional linen must be made via the payment provider immediately at the time of booking. 

The cancellation conditions described below apply.

 

2. Cancellation

 

1. Any cancellation must be communicated to the owner by e-mail.

2. Cancellation within 5 working days of booking is free of charge, provided the booking has not been made within 30 days before the start of the rental period (see point 2.4).

3. If cancelled up to 30 days before the start of the rental period, 25% of the rental sum will be charged.

4. For cancellation within 30 days before the start of the rental period, the full rental sum will be retained.

5. The deposit will always be fully refunded in case of cancellation.

6. Non-payment of the rental price + deposit within 5 working days after conclusion of the booking will be considered as a cancellation.

In such a case, the rental contract shall be regarded as dissolved and the lessor shall be entitled to re-let the holiday home to third parties.

7. If circumstances force the owner to cancel the holiday home already rented, the tenant will be notified immediately and the owner will immediately refund the amount already paid.

 

3. Liability 

 

From the hirer

1. The rented holiday home shall be occupied by the tenant, his co-tenants or his visitors with due care and diligence, taking into account the tranquillity for the surroundings.

2. The main tenant is liable for damages caused by him/her, by fellow tenants, by any visitors, even if they are discovered after his/her departure. 

3. House rules present and/or issued at the holiday home are an integral part of the rental agreement and must be strictly observed.

4. It is strictly forbidden to smoke in the holiday home:

- smoking

- frying, fonduing, stone-grilling, raclette, etc.  

- lighting candles: only tea lights in the provided holders are allowed.

Smoke detectors are fitted and fire extinguishers are provided on each floor.

5. The tenant must ensure that he does not cause noise pollution to local residents. In case of infringement, all persons will be removed from the holiday home without prior warning - and without refund of rental fees.

6. No furniture may be moved.

7. It is forbidden to use the holiday home to organise parties and/or drink parties. In case of infringement, the rental period will be broken without the tenant being entitled to a refund of the remaining rent.

8. Pets are not allowed. 

 

Liability insurance

 

1. The tenant is requested to be insured for damages to third parties such as liability insurance (family insurance).

2. The tenant is advised to insure his civil liability (e.g. in case of a fire caused by him in the holiday home). Please check with your insurance agent.

 

Liability of the lessor

 

1. The owner or lessor cannot accept liability for loss, theft, damage or injury, accident of any kind caused to tenants of the holiday home, the games or garden made available.

2. The prices and costs stated on the booking confirmation apply.

3. The owner is not liable for damages caused by natural forces, natural disasters, nuclear disasters, attacks, strikes, acts of violence and collision with an aircraft or its parts.

4. There may be work going on near your holiday home. We are thinking for example of road works or construction activities. We are not responsible for any nuisance caused by this.

5. The owner is not always present on site. In the confirmation e-mail of your booking, you will receive the phone number of the owner and/or his representative. If necessary, one can always contact one of these numbers. 

All booking agreements and subsequent arrangements are governed by Belgian law. All disputes relating to this agreement shall be settled by the competent court in Bruges.

 

4. Permitted number of persons 

 

In the house description on the website, the owner states the maximum number of people allowed to stay in the holiday home. This number (including any sleeping guests), in this case 21, may not be exceeded under any circumstances.

If this number is exceeded, the rental agreement will be considered terminated by operation of law and access to the holiday home will be denied without any right to a refund.

 

If at a later date, unbeknownst to the landlord, additional persons do come to stay in the holiday home, a claim for 25% of the rental fee per additional person will immediately arise, which, if necessary, will be deducted from the deposit.

 

5. Prohibition of subletting and transfer

 

Subletting and assignment of the rental is not permitted.

 

 6. Arrival and departure

 

You will receive an access code (not a key) with which you can access the holiday home yourself

 

1. Please strictly respect the arrival and departure times. We find it important that everyone can arrive and stay in a tidy holiday home. Therefore, there must be sufficient time for a good cleaning between the departure of the previous guests and the arrival of the new guests.

2. Arrival time: check-in is possible from 17h on the day of arrival. 

If your arrival time differs from this, we ask you to inform us by telephone in good time.

3. Departure time: every day until 10 am; on Sundays and public holidays until 5 pm.

 

If you wish to make an exception, please contact the owner.

 

7. End of stay & cleaning

 

1. The rented holiday home and the garden must be left tidy at the end of the stay.

This includes: cleaning up, putting everything back in its place, emptying bins, sorting waste, putting clean dishes in the cupboard, leaving the house broom clean, if used: cleaning the barbecue and/or oven.

2. Please close windows and doors when leaving.

3. If you opt for this (extra charge of 12 euro/pp) the beds are made up with our own linen. Otherwise, you will have to provide your own linen and make the beds.

At the end of the rental, you will be asked to remove the linen from the beds (excl. the mattress and pillow protectors). We ask you not to wash the linen yourself. These will go to the laundry to be used back in pristine condition. All linen can be left in the laundry room, on the ground floor of the property.

 

If the house and/or garden are in such a state that the cleaning hours are not respected, or if the waste is not sorted, the owner has the right to deduct the cost of additional cleaning hours from the deposit.

 

8. Complaints and security

 

1. Any complaint regarding the accommodation, cleanliness, inventory or any damage may be reported to the owner by telephone up to 24 hours after arrival.

Failing any complaint within the aforementioned period, the tenant is deemed to have acknowledged the good condition, correctness of the inventory and general cleanliness of the accommodation; including the absence of visible damage or defects to furniture, sanitary facilities, household appliances.

Complaints formulated by the tenant after the end of the rental period are inadmissible.

2. The holiday home has valuables and the deposit serves to compensate for any mishaps or damage.

3. The inspection of the property is done at the time of cleaning.

It is therefore at the time of cleaning that damage, loss or breakage can be identified. 

4. If everything has been left in good order and no damage or breakage has been detected, the deposit will be returned no later than fourteen days after your stay.

If the damage exceeds the amount of the deposit, the tenant is obliged to make an additional payment.  

Even if the house and/or garden are in such a state that the cleaning hours are not sufficient, the owner has the right to deduct the cost of additional cleaning hours from the deposit.

5. One is well advised to report spontaneous accidents to the owner. If one breaks something, it is advisable to keep the broken pieces aside for the owner or his representative. This will allow the owner or his representative to identify the broken piece and avoid discussions and misunderstandings. 

6. The landlord always reserves the right to terminate the agreement and evict the tenants from the holiday home if a tenant or co-tenant has caused serious damage to the holiday home. In this case, the landlord will not be liable to refund any part of the rental fee for the remaining rental period. 

 

Reservation conditions

 

Below you will find the cancellation conditions.

The amounts and percentages shown must be paid by you.

The special conditions take priority over the generic ones when applied.

 

Only written cancellations by e-mail will be accepted.

 

- Cancellation within 5 working days of booking: free of charge on condition that the booking has not been made within 30 days before the start of the rental period (*)

 

- Cancellation up to 30 days before start of rental period: 25% of cost will be charged.

 

- Cancellation within 30 days before start of rental period (*) or no-show: 100% of the costs will be charged.

 

If everything has been left in good order and no damage or breakages have been found, the deposit will be returned no later than one week after your stay.
